190 Bowery set to land long-term office tenant

The iconic, graffiti-covered landmark at 190 Bowery is set to welcome a long-term office tenant for the first time since famed photographer Jay Maisel and his family lived there for nearly half a century. Maisel sold the building to Aby Rosen’s RFR in 2015, and now the space will be occupied by the leading “workplace experience” company, Industrious.

Industrious, which already operates several locations in New York City, appears to be making its Bowery office its flagship. Natalie Levin, real estate director for Industrious, described the space as a “trailblazer footprint in the walkable, energetic NoLita and Lower East Side area.”

The building itself is a 38,000-square-foot, 1898-vintage former bank, with 33,231 square feet dedicated to office space. After Rosen purchased the building for $55 million, most of this office space remained vacant. While several creative firms utilized the space for a few years, Industrious is expected to bring longer-term stability to the property.

On the ground floor, retail space is currently leased to the trendy clothing store Supreme, adding to the location’s vibrant appeal.

For decades, Maisel’s family quietly lived and worked in the building’s 72 rooms, often going unseen. The ghostly-looking structure, situated at the corner of Spring Street, was even believed by many— including some brokers—to be vacant.

Upon acquiring the property, Rosen updated its systems and removed graffiti from the upper floors, while deliberately preserving the graffiti on the lower floors as a tribute to the neighborhood’s gritty past.

AJ Camhi, RFR’s leasing chief, called 190 Bowery “an evolving work of art that represents a one-of-a-kind opportunity for Industrious to provide a curated workplace experience in one of New York’s most storied spaces.”

The asking rent for the space was $95 per square foot. RFR was represented by Camhi and an in-house team, alongside a JLL team, while Industrious was represented in-house by Levin.
