**Apple Renews Lease and Expands Office Space in Mumbai’s BKC**

Apple has renewed and expanded its office lease at Maker Maxity, a prominent commercial tower located in Mumbai’s Bandra-Kurla Complex (BKC). This strategic move underscores the tech giant’s growing business interests in India and its commitment to strengthening its presence in the country’s financial capital.
**Lease Details: Expanded Footprint at Maker Maxity**
Following the renewal, Apple now occupies five floors within Maker Maxity. The lease covers office units on the 5th, 6th, 7th, and 8th floors, with an additional new lease securing the entire 10th floor along with the terrace area. Altogether, Apple’s total chargeable area at this location has expanded to 37,549 square feet.
**Rental Agreement and Terms**
Under the terms of the lease agreement, Apple will pay a monthly rent of ₹2.55 crore starting from June 2026. This corresponds to a rental rate of ₹660 per square foot per month. The lease tenure is set for 55 months, featuring an annual rental escalation of 4%. Additionally, Apple has paid a security deposit of ₹22.76 crore to the lessor, Agni Commex LLP.
**Strategic Growth: Apple’s Broader India Strategy**
This expansion in Mumbai aligns with Apple’s broader strategy to grow its footprint across India. Over the past two years, the company has opened two company-owned retail stores — one each in Mumbai and Delhi. Beyond retail, Apple continues to bolster its manufacturing partnerships within the country as part of a global supply chain diversification effort.
**Growing Presence Across India**
Apple’s increasing presence is evident beyond the flagship retail outlets in Mumbai and Delhi. The company recently inaugurated a third exclusive store in Bengaluru and has plans to open additional stores in Pune, Noida, and Borivali. On the corporate front, Apple maintains a large office in Bengaluru, recently leased over 64,000 square feet of office space in Hyderabad, and operates offices in Gurugram and Mumbai.
